How much money do I need to put down to purchase a condominium unit? Down payments typically vary from as little as 3% to as much as 20%. This will depend on the purchaser's credit, available cash, and monthly budget allowance.
What finishes can I select for my condominium? Our conversions generally offer purchasers selections for cabinetry, tile, carpet, counter tops, vanity tops and paint.
How many years has The Brixton Group, Ltd. been in business? As an organization, we were formed in 1996. Our Principal and CEO has been in the real estate industry since 1984.
On a new conversion, or new construction what will my taxes be? Taxes are hard to predict. They are determined by the County Assessors office based on a formula for geographical areas and assessed valuations. In general taxes seem to range from 1.5% to 2.5% of the purchase price, however, this is only a guesstimate.
How often do I have to pay property taxes? Property taxes are billed twice a year. Typically the bill comes due in the spring and fall. However, some lenders require you to make a monthly contribution to your annual tax bill, and then they pay the bill for you.
Why do I have to pay a monthly assessment? Your monthly assessment is a portion of the overall cost associated with operating your Association and Property for the year. These costs are necessary to smoothly and efficiently run and maintain everything. Such costs include insurance, common electric and water.
If I have any maintenance questions during the time I own my unit, who should I contact? Routine maintenance is an important aspect of home ownership. We provide a home/unit owner manual for each purchaser that outlines proper care guidelines. However, we also make ourselves available as a reference guide if you need more specific information or have questions not covered in the manual.
Can I walk through my unit during the construction progress? We will always attempt to provide you access to your unit during construction. However, at certain times access my be restricted due to the nature of the work stage the unit is in. This is for safety reasons.
Can I see the finished unit before I close? Of course. We schedule a home owners orientation appointment typically 48 hours prior to the closing. This allows us to walk you through your unit, explain certain features and routine maintenance items to you, and double check your selections.
What do I need to bring to closing? Every closing is a little different depending on the lender and the title company. However, typical items include two forms of a picture ID, a cashiers check (see your attorney for the dollar amount) and any loan documentation your mortgage banker/broker has requested.
